Buyers cannot read scale
An empty 700 sq ft great room looks smaller in photographs than a furnished one. Furniture gives the eye something to measure against.

The listing photo is the first showing. We stage to the camera angles your photographer will actually shoot.
How we do it
From walkthrough to open house in about ten days.
We work to your listing date, and coordinate directly with your agent, photographer and any trades finishing work.

Walkthrough
We tour the home with you and your agent, review comps, and agree the buyer profile we are staging for.
- 02Days 2–3
Staging plan
A room-by-room plan and a fixed proposal, including which rooms carry the story and which stay light.
- 03Days 4–7
Curation
Furniture, art, lighting and accessories selected from inventory and sourced where the home deserves something specific.
- 04Day 8–9
Install day
Delivery, placement, styling, linens and florals. The home is photography-ready when we leave.
- 05Day 10
Photography & launch
We attend for touch-ups during the shoot so every frame is right.
- 06After close
Close & de-stage
Full removal on your schedule, with the home left exactly as it should be handed over.

- Why the $3 million minimum?
- Our inventory, sourcing and install standard are built for high-end listings. Below that price point the fee rarely pays for itself, and we will say so.
- How long is the staging term?
- Sixty days is standard, with monthly extensions available if the listing runs longer.
- Can you stage an occupied home?
- Yes. We work with what you own, edit heavily, and supplement with our inventory where the rooms need it.
- Do you handle pre-listing improvements?
- Yes — paint colours, lighting swaps, hardware, landscaping direction and small renovations before staging begins.
- How fast can you install?
- Most homes install seven to ten days after the walkthrough. Rush timelines are possible depending on inventory.
